The minimum stay is 7 nights. For monthly rentals, the minimum is 30 nights. To qualify for long-term rates, a minimum stay of 6 months (180 nights) is required.

Yes, a security deposit is required for all bookings. For standard stays with full rental payment upfront, the deposit is S$500. For monthly rental payments, the deposit is S$3,000. The deposit will be refunded after check-out, subject to the lease terms and a satisfactory inspection of the apartment's condition.
Yes, we offer flexibility for changes and cancellations with the following terms: 1. You are entitled to a one-time complimentary change of dates if you notify us at least 3 working days before your check-in date, subject to availability of apartments. The new check-in date must be within 6 months of the original check-in date. 2. Cancellations made at any time after booking confirmation will result in the forfeiture of the S$500 security deposit. We recommend informing us as early as possible to accommodate your request smoothly. Any subsequent date changes will incur a $500 admin fee. Changes requested within 3 days of check-in may not be entertained or are not permitted.
You may indicate your preferred unit or apartment, and we’ll do our best to accommodate your request—subject to availability at the time of check-in. To help us assist you better, please email or WhatsApp us your preference along with your reservation ID in advance. While we cannot guarantee specific unit assignments, we will do our utmost to fulfill your request.
For long-term bookings, the following documents are required: A. Foreigners: A copy of a valid passport and any relevant VISA or immigration documents that permit your stay in Singapore (e.g. Work Pass, Student Pass). B. Locals (Singaporeans and PRs): A copy of your NRIC or passport. Additional documents may be requested depending on the lease terms or length of stay. Please ensure all documents are submitted during the booking process to avoid delays.
Requests for extensions are subject to availability and not guaranteed. We highly recommend informing us in advance if you wish to extend your stay, as last-minute requests may not be accommodated. We’ll do our best to assist, but extensions depend on the availability of the apartment at the time of your request.
Check-in is from 2:00 PM, and check-out is by 12:00 PM.
In accordance with Regulation 17 of the National Registration Regulations (NRR), all guests are required to present a valid physical Identity Card (IC) or Passport for verification during check-in. Please note that the following forms of ID are not accepted: Digital NRICs (e.g., via Singpass) Work permits, In-Principle Approval (IPA) letters Driving licences, membership cards, or any other non-official ID Only original physical ICs or passports are permitted for identity verification. This is a regulatory requirement and must be strictly followed.
We understand that travel schedules can vary, and here's how we can help: Early Check-In: Unfortunately, we are unable to accommodate early check-ins. If you are arriving in the morning, we recommend booking the night before to ensure the apartment is ready upon your arrival. Late Check-Out: We offer a grace period of 1 hour until 1:00 PM (standard check-out is at 12:00 PM). After that, a full night’s charge will apply. Please also note that we do not have a front desk or luggage storage facilities, so we kindly advise you to plan accordingly for your arrival and departure times.
Absolutely! Our self-check-in kiosk operates 24/7, so you can check in anytime, even after midnight, and check out early in the morning at your convenience. We highly recommend completing the digital registration before arrival to ensure a smooth check-in process. If you need help during check-in, a support contact number is available at the kiosk for immediate assistance.
We offer a fully digital, hassle-free self check-in process for your convenience: Step 1: A registration link will be auto-generated and sent to you 5 days before your check-in date. You’ll be asked to submit your estimated time of arrival (ETA), personal documents (passport or NRIC), payment details, and a selfie for verification. Once completed, a QR code will be provided—please take a screenshot for easy access. Step 2: On the day of arrival, please proceed to the self-check-in kiosk at the lobby and scan your QR code. Your key card will be issued based on the number of registered guests. Alternatively, you may complete the entire registration directly at the self-check-in kiosk on the day of arrival. However, for a smoother experience, we strongly recommend completing registration in advance. If you require assistance, a direct WhatsApp support line will be available at the kiosk.
Both lift and room access are granted via a keycard, which will be issued through our self-check-in kiosk once you have completed the check-in process.
If you lose your keycard, please contact our management staff immediately to report the loss. Upon confirmation, Fort 780 may issue a replacement keycard or, where deemed necessary for security reasons, change the lock and issue a new keycard. A replacement fee of S$50 charge will apply in either case. Please note that Fort 780 is not liable for any losses resulting from the loss of keycard. The original keycard will be deactivated, and Fort 780 reserves the right to retain keycard access for authorised personnel.
When checking out, please return your keycard at the self-check-out kiosk located in the lobby. If you plan to check out earlier than your scheduled departure date, kindly inform our in-house support staff in advance. You may hand over the keycard directly to our staff or drop it into the service boxes at the Level 3 service counter. To help us verify the return, please take a photo of the keycard in which box you have left them and WhatsApp it to our support number: +65 8383 7590.
Your security deposit will be refunded after check-out, with a standard processing time of up to 14 working days.
Once a booking is confirmed, cancellations will incur a penalty fee of $500, which corresponds to the forfeiture of the security deposit.
After check-in, no refunds will be issued for any unused nights. For long-term leases, unused nights within the paid month are non-refundable. If you cancel remaining months of the lease, the S$3,000 security deposit will be forfeited as a penalty fee.
Smoking is strictly prohibited inside the apartment. If a cigarette smell is detected, a $300 fine will be levied. However, for your convenience, there is a smoking area outside the building, next to the carpark entrance.
While we appreciate and love pets, we regret to inform you that pets are not permitted in the premises.
For the comfort and safety of all guests, bringing bulky furniture or electrical appliances into the apartment is not permitted without prior written approval from Management. Additionally, drilling holes or making any alterations, additions, or modifications to the apartment or its furnishings is strictly prohibited. If permission is granted, any changes must be restored to the original condition at the end of your stay, at your own expense.

Visitors are welcome during the day. For overnight stays, guests must adhere to the unit’s maximum occupancy limit and the management team must be informed in advance.
Our bed configurations are fixed and cannot be altered to twin beds. However, if needed, we can provide an additional single bed at S$50 per night. Please reach out to us via WhatsApp or email to make arrangements in advance.
Here’s how deliveries and mail are handled at our property: All incoming mail is retrieved from the mailbox by our staff. We will notify you once your mail is ready for collection, either at the designated service boxes at the Level 3 service counter or delivered directly to your apartment during housekeeping service. Food Deliveries & Parcels (e.g. GrabFood, Food Panda, Deliveroo, or courier services): These will be delivered to the Level 1 delivery drop-off/pick-up counter. Please note that no staff is assigned to receive or sign for items, so we strongly advise collecting your deliveries as soon as possible or be available when it is delivered for prompt collection. ⚠️ The management is not liable for any loss, damage, or missing parcels and food orders, so please ensure timely collection.
Yes, complimentary Wi-Fi is provided throughout the apartment and in common areas. You can find the Wi-Fi password in the in-room guide available within your unit.
Paid Parking facilities are available at USR Junction and are managed by a third-party operator. Detailed information will be provided once your booking is confirmed. Please note that season parking is subject to a fee, payable directly to the parking management.
Toilet rolls and bath towels are provided. Towels are refreshed once a week during housekeeping. Outside of housekeeping days, you may request up to 2 additional bath towels and floor towels via our in-house line, subject to availability. Breakfast is not included, as we are a serviced apartments. However, Café USR is located on the ground floor that operates from 10 AM to 4 PM, and all our residents enjoy exclusive discounts there.
Housekeeping is provided once a week and includes general cleaning and a change of bed linen. Please note that kitchen and dishwashing is not included as part of the housekeeping service.
Yes, we’ve prepared a complimentary starter set to help you settle in comfortably! You’ll find bath soap, hand soap, a toothbrush, dishwashing liquid, and laundry detergent in your unit upon arrival. This set is provided as a one-time courtesy and will not be replenished during your stay. For any additional supplies, you can easily purchase them at the nearby convenience store or shopping mall—just a 10-minute walk or two bus stops away.
Yes, a complimentary starter set of dishwashing soap, laundry detergent, and body soap is provided to help you settle into the apartment comfortably. Please note this set is provided once only, with no refills.
Our property offers a range of outdoor facilities for your leisure and wellness, including a mini golf course, an artificial grass area suitable for yoga or fitness activities, an outdoor fitness corner, and a shared pavilion where you can relax or host guests while enjoying the surrounding scenery.
The kitchenette is individual for our 1-Bedroom Apartments, offering you full privacy and convenience. For our Studio Suite units, the kitchenette is shared among residents.
The kitchenette comes equipped with essential amenities including a microwave, toaster, light cooking equipment, basic utensils, and a refrigerator — providing everything you need for convenient everyday meals.
Yes, our 1-Bedroom Apartments come with an individual washer and dryer for your convenience. For guests staying in our Urban Studio Suites, shared laundry facilities equipped with washers and dryers are available at Laundry Room on level 5.
Yes, utilities are fully covered as part of your stay. However, we kindly encourage guests to switch off lights, air-conditioning, and other appliances when not in use to support a more sustainable and eco-friendly living environment.

Getting to the property, we would suggest to travelling via a cab. The nearest MRT station is Serangoon (served by the North East Line and Circle Line), located approximately a 15-minute walk or two short bus stops from the apartment. If you're travelling from Changi Airport, a taxi or ride-hailing service will take around 15 to 20 minutes, depending on traffic.
You may purchase an EZ-Link or NETS FlashPay card at the Passenger Service Centre located within Serangoon MRT Station, which is approximately a 10-15-minute walk from the property. These cards can be used for both train and bus rides across Singapore’s public transport system.
The Co-Living Urban Studio offers a private living space with access to a shared kitchenette and laundry area, and includes an individual fridge. In contrast, the 1-Bedroom Unit provides a fully private setup with its own kitchenette and in-unit laundry facilities.
We do not offer airport transfer services. However, you may conveniently book a ride using local cab providers such as Grab, TADA, or standard taxi services. The journey typically takes around 20 minutes, depending on traffic conditions.
The nearest train station is Serangoon MRT, served by both the North East Line (NEL) and Circle Line (CCL). It is approximately a 10–15 minute walk from the apartment. Alternatively, you may take a bus located directly outside the apartment—just 2 stops away from Serangoon station.
The nearest bus stop, "Aft Upp Serangoon Shop Ctr" (Bus Stop No. 63019), is located right outside our apartment and heads towards the Serangoon direction. If you're travelling east, you may use the "Opp Upp Serangoon Shop Ctr" (Bus Stop No. 63011) located on the opposite side of the road.
